At Templeton Property Management, we understand the unique challenges of overseeing a property in probate. Our comprehensive suite of services will ensure your peace of mind throughout the process.
Empty property management: Why we work only with trusted suppliers.
Changing locks on properties is a fairly routine matter for us, but it doesn’t mean we entrust it to just anyone. Our local partners are people we know will always look for your interests as the property owner or person responsible.
A great example of this happened recently in Lincolnshire, where our contractor arrived to carry out a lock change and found the property was completely unsecured.
Thieves had stolen the gas meter and water pipes.
Incredibly, the gas meter and the water pipes had been stolen, resulting in gas and water leaking into the property. Our contractor simply took it upon himself to deal with it by calling the gas & water companies to get the services disconnected, also enabling the water company to fit a new stopcock instead of the one shared with another property.
In typical Templeton style, the matter was resolved quickly and without any further stress or drain on the time of those in charge of the probate matter.
Personal items, the Templeton approach:
Our solicitor client believed there to be a classic car belonging to the deceased in a garage, but upon arrival, we could not access because someone had parked another car in front.
Our first action was to get a removal enforcement notice placed on the car blocking the way, returning later to check if the car had gone, which it had. All that was left now was to remove and sell the car.
A lazy approach would have been to sell the car quickly to a dealer and risk not achieving its full value at sale.
Instead, we arranged for the car to go to one of the best specialty car auctions in the UK and we ended up achieving four times the book value of the car by bringing this extra care and attention to the process.
At Templeton, we understand that not having the Property Owner at the point of sale can mean their interests are not protected. Our ethos means we treat all property as we treat our own and get the correct and fair value at every point.
